According to Wikipedia, the Association of Poinciana Villages (APV) in Florida is the largest unincorporated master-planned community in the United States. It lies southwest of Kissimmee and about 14 miles east of Haines City. It is located on approximately 47,000 acres. According to the APV, the population stands at 68,555 as of January 2007. Poinciana is a deed-restricted community, which means that it is governed by a homeowners' association (HOA).
